Once you hand over final payment and your contractor packs up, your leverage disappears. Any defects discovered afterward become your problem to negotiate—or your expense to remediate. For Tampa property owners who have invested in epoxy flooring, understanding how to evaluate the finished product before that moment arrives is not optional. It is a financial responsibility.

A professional epoxy installation involves multiple interdependent stages: surface preparation, primer application, base coat, broadcast layer if applicable, and a topcoat seal. A failure at any one of these stages can compromise the entire system. What makes this particularly frustrating is that many defects are not immediately visible on the surface. They are buried beneath a glossy finish, waiting for foot traffic, chemical exposure, or Tampa's relentless humidity to reveal them.

This guide walks you through the specific areas to examine, the red flags to document, and the questions to ask before you sign off on the work.


Start Before the Finish Dries: Documentation During Installation

The best inspection actually begins before the job is complete. If you have the opportunity to observe the installation process—or have arranged for periodic site visits—there are several markers worth noting.

Primer coverage is the first line of defense against delamination. A properly applied primer penetrates the concrete substrate and creates a chemical bond for the coating layers above. Ask your contractor what primer product was used, at what dilution ratio, and whether it was applied in a single or double pass. Thin or uneven primer coverage often shows up later as peeling or bubbling in isolated patches.

Moisture testing should have been performed before any coating was applied. In Tampa, where ground moisture levels are persistently elevated, skipping this step is a common shortcut that leads to osmotic blistering. Request documentation of the moisture vapor emission rate (MVER) test results. If your contractor cannot produce them, that absence is itself a finding.


The Physical Walk-Through: What to Look For Underfoot

Once the floor has fully cured—typically 72 hours after final coat application under normal conditions—conduct a systematic walk-through using the following checklist.

Trapped Air and Surface Bubbles

Small dome-shaped blemishes scattered across the surface indicate that air was trapped during application, often because the coating was rolled too quickly or the ambient temperature caused the product to off-gas before it could level. Run your hand lightly across the surface. Bubbles that feel hollow or that collapse under light pressure suggest a weak bond between layers. In high-traffic commercial environments, these will become craters within months.

Fisheyes and Cratering

Fisheyes are circular depressions in the coating caused by surface contamination—typically oil, silicone, or residue from cleaning products—that was not fully removed during preparation. They are distinct from bubbles in that they have a smooth, concave shape rather than a raised profile. Even a single fisheye in a high-use area signals that the surface preparation protocol was incomplete.

Coating Thickness Consistency

Uneven coating thickness is difficult to detect visually on a glossy floor, but there are practical indicators. Walk the entire floor and look for areas where the texture of the underlying concrete is more visible than others. If you can see aggregate texture clearly in some zones but not others, the coating was applied inconsistently. In those thin areas, the floor's chemical resistance and abrasion tolerance will be significantly reduced.

Edge and Transition Work

Examine the perimeter of the floor carefully. Epoxy should terminate cleanly against walls, thresholds, and floor drains. Ragged edges, visible tape lines, or areas where the coating has pulled away from the wall base indicate rushed workmanship. These gaps allow moisture infiltration and will expand over time.

Color Uniformity and Sheen Level

Step back and view the floor from multiple angles under both natural and artificial light. Inconsistencies in sheen—areas that appear duller or more matte than the surrounding surface—suggest uneven topcoat application. In decorative systems with flake or metallic broadcast, look for bare patches where the broadcast layer is absent or thin. These areas will wear faster and create visual inconsistencies that worsen with age.


Substrate Imperfections That Should Have Been Addressed

A reputable installer addresses concrete defects before coating, not after. During your inspection, look for the following substrate issues that may have been coated over rather than corrected.

If you are uncertain whether laitance was properly addressed, a simple test involves firmly pressing a piece of duct tape to the floor surface, then pulling it away sharply. Powder or fine particles adhering to the tape suggest that the surface was not adequately profiled.


What to Do When You Find a Problem

Document everything before raising concerns with your contractor. Photographs with timestamps, written notes, and if possible, measurements or sketches showing the location and extent of defects create an objective record that supports your position.

Most reputable contractors will address legitimate defects identified during a post-installation walkthrough, particularly if you have withheld final payment pending approval. Be specific in your communication: describe what you observed, where it is located, and what you believe it indicates about the installation process. Vague complaints are easier to dismiss than documented technical findings.

If a contractor refuses to acknowledge clear defects, you have several options: request a third-party inspection from an independent flooring consultant, file a complaint with the Florida Department of Business and Professional Regulation if the contractor is licensed, or consult with an attorney if the contract value warrants it.
